Transforming a Plot of Land into a Masterpiece RV Resort In Florida

 

In January 2021, Grovin broke ground on a multi-phased project that not only developed vacant land but offered economic growth within our community. We were tasked with the development of a new section of an already successful RV resort.  Located in a partially wooded area, the site presented drainage challenges and elevation changes that allowed Grovin to show off our skill set in this area

However, despite these challenges, we were able to develop a stunning area of the resort that features leveled sites, ample spacing between campsites (for privacy and safety), and a group of ponds that improve drainage and work together as a stormwater management system.

In just under 9 months, our team performed a complete overhaul of the area to create an RV masterpiece. Here’s how we did it:

Step 1: Clearing the wooded area

Our first task was to clear the entire wooded area. This involved bringing in large Caterpillar equipment such as bulldozers, skid steers, excavators, motor graters and haul trucks. We piled all the trees, stumps, and overgrown debris and burned it onsite.  Burning onsite is typically the most cost-effective method (given that it’s an option in your area). 

Step 2: Excavating the drainage ponds

After we leveled and graded the site, we excavated four different retention ponds. All of these ponds work together to manage water runoff and gravity-fed overflow prevention. Berms around the X-acre pond to contain water and prevent it from running off into neighboring properties.  Bringing the elevation to where it needed to be was key and in some areas we brought the elevation by six feet or more.

Step 3: Leveling the site

After that, we had to level the site. This was done by grading and compacting the soil. Having the proper slope is crucial to drainage.  Rarely visible to the eye, however, utilizing gravity to direct surface water helps prevent standing water after a rainstorm.

Step 4: Installing underground utilities

We installed all the underground utilities including potable water lines, sewer/sanitary lines and storm lines.  The size of the pipes is all determined by the project engineer and factors like how many RV lots, annual rainfall etc. are all taken into account.  Having smaller lateral pipes tie into larger main pipes and use of gravity all plays a big factor in the functionality of this phase as well.

Step 4: Cutting the roads

In order to allow guests into the site, we excavated the area for the road base material.  And connected them to the existing roads from a previous phase.  Building roads must be planned in a strategic way utilizing specific types and quantities of materials. The roads must be designed to withstand heavy use of vehicles as well as trucks and recreational vehicles. 

Step 5: Pouring the concrete pads

With the site ready, concrete pads were poured for each of the RV lots. . This was done by hand to ensure an accurate fit and finish. We used a stamped concrete overlay to give the pads a finished look and to protect them from wear and tear.

Step 6: Planting the landscaping

With the site ready, we began planting the landscaping and sod. We used a variety of plants that would not only add beauty to the resort but also provide screening between sites. The plants were installed in strategic locations to improve drainage and prevent erosion.

Step 7: Finishing touches

With the site complete, we installed signage and other finishing touches. The end result is a beautiful RV resort that residents and guests will love for its amenities and stunning natural surroundings. 

The resort will include fully serviced sewer and electric sites as well as 100  amp service connections at all campsites (which is crucial during the months of high electricity consumption). Combined with a pool, pickleball courts, a dog park, a fitness center, a pavilion, miniature golf and a clubhouse. there is no question that this resort will be a popular destination for visitors from all over.
